Management & Maintenance  

We offer a full Management and Maintenance package to guarantee that your property receives the very best in care and attention so you can rest assured that your home is secure and in responsible hands. This service is not only for the owners that rent their properties but also for new owners that have recently purchased a home here on the coast and would like to have their property managed and taken care of.

We have a small team of trustworthy and dedicated staff whose aim, it is to ensure the security and cleanliness of your property is paramount and the comfort of your guests is our main priority. We provide a service tailored to suit any individual property owner; it’s only a question of discussing your requirements with us to prepare a personal maintenance package tailored to your needs.

The Full Management Package - For Rental Properties 

The management contract is geared to give you complete peace of mind and that your guests and your property will receive the best possible care and attention at all times. We will always leave our contact information so that your guests can contact us in an emergency 24 hours a day.

The Maintenance Contract 

It is our opinion that to consistently maintain your property in top condition, particularly if it's a rented property it is all important to have a proper Maintenance Contract in place, this consists of visiting the property on a monthly bases, testing all appliances to make sure all are in working order including, electro-domestics, gas, light bulbs, security systems if applicable. We will submit regular reports via fax or email to our clients.
The property will be aired, plants watered and all kitchen and bathroom appliances thoroughly checked and tested. The inventory is checked (previously supplied by owner). You will be informed of any problems that may arise. Any damages encountered will be recorded on a digital camera and the images can be posted or emailed to the owner. 

Should we be required to carry out repairs or replace fixtures and fittings - then quotes will be obtained and discussed with you before any works are carried out. We advise monthly maintenance visits but the frequency of these visits are left entirely to your discretion. Our in house technicians, plumbers, electricians, carpenters, etc.) Are on standby for any immediate repairs or maintenance, we can provide builders, painters, or landscape gardeners or pool maintenance for any alterations you might want to do on your property at additional cost.

The Cleaning Contract:

REMEMBER!  A well maintained property is your key to success in the rental market!!
Under the terms of our cleaning contract, we will visit the property after each rental, giving it a full clean, kitchen, bathroom, appliances, polishing, sweep & mop floors, replace toilet rolls and towels, change bedding. Laundry will be washed & ironed at an additional charge. Maid Service during rentals can be arranged at extra cost. (Owners should provide 2, preferably 3, set of bedding and towels to allow for any 'accidents' and same day changeovers). If you take your own bookings and require changeover-cleaning services, these will be charged according to a ´pay as you go clean.  

Prices will vary depending on the size of your property, if you have extra large terraces and very large rooms the price can be slightly higher, any extra costs will be discussed and agreed before the commencement of the Cleaning Contract.

Call out Service:
In your absence, to meet and liase with deliveries or tradesmen, access to your property for maintenance and repairs, or for any emergency. 

Key Holding Only:
We will hold the keys to your Spanish property and make them available to visiting guests or tradesmen. This service is mainly for owners who do not rent their property on a regular basis. We can also arrange for a member of our team to meet visitors or tradesmen at the property (see Call out Service). All keys are given a PIN number and kept in a locked safe. There is no charge for key holding for those clients with a management contract.

Meet and Greet:
A ´meet and greet´ service can be provided to welcome your guests at your property, provide keys on arrival and help your guests familiarise themselves with their holiday accommodation. We can also meet guests at the airport or provide transportation to and from your property avoiding the problems with property location. We will meet your guests with the keys at their accommodation.
Airport services and evening taxi’s can be arranged - cost dependent on times and length of journey, just ask us for a quote.

Guest Services:
We can provide Welcome Packs for your guests upon arrival of those all-important necessities. The
basic pack includes milk, teabags, coffee, sugar, bottled water, bread, margarine, cereals, eggs, sandwich ham, cheese, biscuits, bottle of wine and a 6 pack of beer we can provide special Packs that can be tailored according to instructions and can include flowers, champagne, chocolates etc. at varying costs.

Consultation Service:
If you need advice on renting your property or just enquiring about the services we have on offer, consultation is completely FREE of charge.
